Project Manager (DDRHL)

We are currently seeking an experienced Project Manager to oversee an office fit-out project in London.

The successful candidate will have a strong background in commercial office fit-outs, together with experience working within rail environments and CBM (Construction and Building Management/Construction Build Management).

You will take responsibility for the successful delivery of the project from planning and mobilisation through to completion, ensuring that works are delivered safely, on programme, within budget and to the required quality standards.

Key Responsibilities

• Take overall responsibility for the day-to-day management and delivery of the office fit-out project.
• Manage the project from mobilisation through to completion and handover.
• Coordinate subcontractors, site teams, suppliers and specialist contractors.
• Liaise closely with the client, consultants, contractors and other project stakeholders.
• Develop and monitor project programmes, ensuring key milestones are achieved.
• Monitor progress on site and identify and resolve any potential delays or issues.
• Manage project costs, variations and commercial changes where required.
• Ensure all works are completed in accordance with drawings, specifications and project requirements.
• Review and coordinate RAMS, permits and other project documentation.
• Ensure all health & safety requirements are adhered to throughout the project.
• Coordinate M&E, construction, finishes and other specialist fit-out packages.
• Attend and lead project meetings, providing regular progress updates to the client and senior management.
• Manage the snagging, testing, commissioning and handover process.
• Maintain accurate project records and ensure all relevant documentation is completed.
• Build and maintain strong working relationships with the client and project team.

Essential Experience

The successful candidate will ideally have:

• Proven experience working as a Project Manager within commercial office fit-out projects.
• Previous experience working within a rail environment.
• Experience working with CBM / construction management processes.
• Strong understanding of construction and fit-out methodologies.
• Experience managing subcontractors and multiple project stakeholders.
• Experience managing programmes, budgets, quality and health & safety.
• Strong understanding of construction documentation, RAMS, permits and project controls.
• Ability to manage projects from initial mobilisation through to completion and handover.
• Excellent communication and organisational skills.
• Ability to work effectively under pressure and manage multiple priorities.

Rail Experience

Previous experience working on projects within the rail environment is important for this position. Candidates should understand the additional requirements associated with working within a rail environment, including:

• Rail-specific health & safety requirements.
• Site access and possession requirements where applicable.
• Permit and compliance procedures.
• Working alongside rail stakeholders and project teams.
• Managing works within a live/operational environment where required.
• Understanding of rail project controls and documentation.

Qualifications / Tickets

The following would be advantageous, depending on the project requirements:

• SMSTS.
• CSCS / appropriate management-level construction card.
• First Aid.
• Relevant project management qualification such as APM, PRINCE2 or equivalent.
• Rail-related competencies/tickets where required for the project.
• Experience with relevant rail standards and project procedures.
